Mira-Bhayandar: The real estate boom coupled with skyrocketing land prices have once again fuelled disputes between builders in the twin-city which has a history of instances related to forceful possessions-some taking violent turns leading to attacks and also murders.
The latest dispute between owners of two construction firms over the possession of a prime piece of a multi crore property has surfaced in Mira Road. The construction firms-Savalia Homes LLP and Salasar Unique Realtors LLP have locked horns over the ownership of the property located in the Sai Baba Nagar area of Mira Road.
Bouncers and goons from both the sides have been accused for attempting forceful possession over the property within a gap of one hour on 11, February, creating panic in the residential locality.
Ironically, cross FIR’s inked with the same set of sections of the Bhartiya Nyaya Sanhita-2023 and Maharashtra Police Act-1951 for causing hurt, wrongful restraint, assault unlawful assembly, mischief, criminal trespass, criminal intimidation and provoking breach of peace was registered at the Mira Road police station against both the developers and accompanying bouncers on 12, February (by Savalia Homes LLP) and 19, February (by Salasar Unique Realtors LLP).
Roshan Maloo of Savalia Homes LLP has claimed that the land in question (survey number 477) is our legally owned property and the Mira Bhayandar Municipal Corporation (MBMC) has duly sanctioned a plan to build a multi-storey tower of which construction has reached till the 19th floor. "It's a ploy by Salasar Unique Realtors LLP to intimidate us which will never be successful as we are on the right side of the law." Maloo said.
When contacted Anand Agarwal of Salasar Unique Realtors LLP said, “We have been in possession of the plot since 1992 and have multiple commencement certificates sanctioned by authorities since 1995. No objection to sanctioned plans and our possession was taken by the erstwhile owners. Maloo who purchased the landlocked property in 2021, misled MBMC and got the plan sanctioned in 2022, despite we registering our official objection to it.”
However, confusion prevails over the exact land parcel as survey numbers mentioned by the complainants in the statements of both the FIR’s are different. While officials attached to the Mira Road police station confirmed that cross FIR's had been filed, Assistant Director Town Planning- Purushottam Shinde refused to divulge details stating that he will revert after checking the status on Monday.
Anticipating trouble, the police as a measure of precaution have deployed security at the disputed plot.
