Mumbai: Google India Private Limited and Google Cloud India Private Limited have renewed their office space leases at the prestigious Bandra-Kurla Complex (BKC), Mumbai, according to property registration documents reviewed by Square Yards on the website of the Inspector General of Registration (IGR), Maharashtra. The lease renewals, officially registered in February 2025, highlight the continued preference of multinational corporations for Mumbai’s key commercial district.

Both entities have secured office spaces in the First International Financial Center (FIFC), a premium commercial project spread over 1.99 acres in BKC.

Google India Private Limited has renewed its lease for a total chargeable office space of 1,10,980 sq. ft. (10,310 sq. m) across two floors at FIFC, Bandra East. The lease agreement stipulates a monthly rent of Rs. 3.55 crore, with a tenure of five years starting from June 2025. The per-square-foot rent is Rs. 320 per month, and the agreement includes a 15% rent escalation clause after 36 months.

Additionally, the company has paid a security deposit of Rs. 9.64 crore, a stamp duty of Rs. 1.87 crore, and registration charges of Rs. 30,000.

Similarly, Google Cloud India Private Limited has also renewed its lease for an office space measuring 38,678 sq. ft. (3,593 sq. m) on a single floor at FIFC, Bandra East. The lease agreement sets a monthly rent of Rs. 1.24 crore for the next five years, starting in June 2025. Similar to Google India, the per-square-foot rent is Rs. 320 per month, with a 15% rent escalation clause after 36 months.

For this lease, the company has paid a security deposit of Rs. 3.13 crore, a stamp duty of Rs. 66.92 lakh, and registration charges of Rs. 30,000.

As Mumbai’s central business district (CBD), BKC is a major hub for the banking, financial services, and insurance (BFSI) sector, as well as several Fortune 500 companies. The area benefits from excellent connectivity via the Western Express Highway, the Bandra-Worli Sea Link, Mumbai International Airport, and the upcoming metro network, reinforcing its status as the city’s most sought-after commercial location.

Google’s decision to extend its lease at FIFC underscores its long-term commitment to Mumbai as a key business destination. The transactions reaffirm BKC’s position as a premier commercial hub, attracting global corporations due to its strategic location, connectivity, and high-end infrastructure.

With Mumbai’s commercial real estate market witnessing steady demand from multinational firms, the lease renewals by Google India and Google Cloud India further strengthen BKC’s reputation as the city’s most valuable business address.
