Mumbai: In a significant boost for aspiring homeowners in Mumbai, the Maharashtra Housing and Area Development Authority (MHADA) is gearing up to launch a major housing lottery in 2025. This eagerly awaited announcement comes as a relief to many, with approximately 3,000 to 4,000 affordable homes expected to be offered in the city.
The upcoming housing units will be located at Goregaon’s Patrachawl BDD (Bombay Development Department) area, a prime residential zone undergoing redevelopment. The project is aimed at catering to different income groups, with allocations for Low-Income Group (LIG), Middle-Income Group (MIG), and a limited number for High-Income Group (HIG) applicants. The homes will be priced significantly below prevailing market rates, making them an attractive option for eligible buyers.
While the exact launch date and details of the registration process are yet to be finalized, MHADA officials confirmed that preparations are underway. Prospective applicants should keep an eye on official announcements to participate in this affordable housing opportunity.
The Mumbai Housing and Area Development Board, a regional unit of MHADA, conducted a computerised lottery for the sale of 2,030 apartments situated in various areas, on October 7, 2024. The 2030 tenements enlisted for the sale in the lottery are distributed into 1,327 units in newly constructed projects, 370 units from redevelopment schemes under DCR 33 (5), (7), and 58, and 333 scattered units from previous lotteries.
MHADA received an overwhelming response since a total of 1,34,350 applications have been received in the computerized system, while 1,13,811 applicants have secured their participation by paying the required Earnest Money Deposit (EMD).
Given the growing demand for affordable housing in Mumbai, the 2025 lottery is expected to draw substantial interest from the public. Those interested are advised to prepare the necessary documents in advance, such as income certificates, identity proofs, and domicile certificates, to streamline the application process when it opens.
As Mumbai’s housing market remains one of the most expensive in the world, MHADA’s initiatives continue to provide a vital pathway for affordable homeownership. Further details regarding the exact dates for registration, submission deadlines, and the lottery draw will be announced soon.
